Airbnb is a well respected and well “behaved” community. As hosts, we don’t have too many reasons to question our guests’ honesty and can trust that if they are planning a party at our newly renovated condo– they would be forthright about it.
Unfortunately, since there is no way to be certain, and there are some pretty horrific stories out there of Airbnb’s getting trashed, we’d like to save you up to $150,000 of damages with these tips on party-proofing your Airbnb.
Without being too nosey and respecting privacy, it’s good to ask guests what is the purpose of their travel. If you notice someone from your OWN city is renting your Airbnb…this could mean they are hosting a bachelor party or some other in-town celebration.

If they don’t already know, eventually neighbors will notice that there are many people who come and go from your Airbnb. Whether they know it’s a short-term rental property or not. Instead of flying under the radar to avoid complaints, it’s in your benefit to be in touch with neighbors letting them know of your Airbnb business. In return, you give them a sense of comfort in knowing and the ability to reach you in the event of an unwanted party.
Provide your neighbors with your immediate contact number so they can provide you the 411. Granted, this might come in the form of a complaint but at least they are tipping you off on an ongoing Airbnb party.

Overstuffed furniture and hanging carpets or tapestries on the wall are a great way to soundproof.
Put Weather-stripping foam tape around any openings like doors and windows for extra sound protection.
Of course, you want your Airbnb to be decorative and welcoming but if a party’s coming to town remove all glass, antique, and breakable decorations.
Any T.V.’s on a stand should be mounted on the wall.
Do not shy away from leaving cleaning supplies front and center. It’s acceptable to expect partying guest to clean up a decent amount of their own mess.
In order for your guest to receive their deposit, require a walk-through with them upon checkout. This may be the only chance you get for you both to be in the Airbnb together to confirm any no-so-party-proof mishaps.
